One Estate, One Set of Pipes

Built in a single wave

The Housing Commission started putting up houses here in 1949, and one construction program laid the water services and sewers for the whole estate at once. When everything goes in together, it wears out together, and that is the plumbing story of this suburb in a sentence.

Steel that has outlived itself

The commission houses went up with galvanised water pipes as standard, and services never replaced on streets like Bourke Street are now badly corroded inside. Rusty water on first use is the early sign, and a rust-through burst is how the pipe finally lets go.

Clay under the whole grid

The same program laid the earthenware sewers, so every line under the estate is of near-identical age. The street trees that went in with the suburb have had decades to grow their roots into those old joints, and the roots along Lake Street, which follows the former coach route, press hardest on those joints.

Who owns the homes

At the last census, Windale counted 1,321 dwellings, and census figures put the separate-house share at 74.7 per cent, with 7.5 per cent of homes owned outright and 11.1 per cent mortgaged. A booking here can involve an agent or a housing provider as well as the tenant.
